The village is very much “alive” and flourishing having around 1700 residents many of whom work in the county town of Hereford and has a strong sense of neighbourhood spirit with the pub being one of the villages’ community access points for broadband access. The pub lies close to the village church which attracts visitors all year along with the CASTLE RUINS (circa 1050) just 300 yards from the church which is one of only four castles built before Norman Conquest which saw the start of the golden age of castle building.

Opposite the pub is a flowing brook which is an affluent of the River Monnow which itself runs into the River Wye. The locale is popular all year for tourists, ramblers and general historic and country enthusiasts.

In the village you will find a store / post office, two butchers, School, dentist, surgery, Vets. Two garages, chippy, Three places of Worship and a library van, All within spectacular views of Open countryside
All together a great place to live and work within.
PROPERTY DESCRIPTION
500 years of ENGLISH HISTORY has passed through this old village pub which is constructed of mellow stone under pitched roofs and adorned with hanging floral baskets making it “as pretty as a picture”, in deed “archetypical” of such classic traditional hostelries. Step back, enter and enjoy the flavour of bygone days and memories of country village life which is a much sort after “Shangri-La” in today’s fast moving society. Internally probably little has changed over the centuries except for the addition of modern creature comforts, and local teams inc: darts, pool, football & cricket. BUYERS
This fantastic business opportunity is only on the market due to the health of myself, when it was purchased in 2005 many improvements were made. This. Along with the right advertising has put The Dog on the map as it were. A free of tie lease of this length with private owners is unheard of in the trade and increase’s the value of the business far greater than the normal tied pub.
Before I purchased this business I looked at over 300 different pubs and viewed 40 of them driving 7000 miles in three months. After 30 years in this trade I knew what I wanted and had no intentions of settling for anything less. A hard working couple would reap the rewards as we have done with all the hard work done to build the business done for them. The buying power you have being free of tie gives you all the best discounts, this coupled with a very good bottom line makes it all worth while.
A pub of this type will increase in value every month as it is still a growing business so only an offer backed up with a large deposit will guarantee the purchase price offered.
The accounts will only be available when viewing and will not be discussed over the phone at any time.
